This is where we get down to the nuts and bolts of what goes where. Having determined what it is you need out of your space, we then produce detailed space plans illustrating how everything fits in and how the layout flows.

At this stage we balance the physical restraints of the building and regulatory requirements with your brief and budget to produce space plans that are practical, inspiring and affordable.

As change is inevitable we also endeavour to make the space plans as flexible and future proof as possible. The space plans and subsequent detailed working drawings can then be used as a platform to put together cost and work schedules. The drawings can also be used for building control and landlord approvals as well any planning permissions that may be needed.
